Trabeate is software that performs calculations using assumptions you choose. It is not an adviser, and it does not tell you what a property is worth or what it will earn.
This page is part of our Terms of Service and is incorporated into them. It applies to trabeate.com, to app.trabeate.com when it becomes available, and to everything either produces — on screen, in a report, in an export, or in an email.
1. Trabeate does not give advice
Trabeate is not an investment adviser, financial adviser, broker-dealer, real estate broker, real estate agent, real estate appraiser, mortgage lender, mortgage broker, accountant, tax preparer, or attorney. We are not registered or licensed in any of those capacities.
Trabeate does not act as your agent, your representative, or your fiduciary. We do not represent you or any other party in any transaction.
No advisory, fiduciary, agency, brokerage, or confidential relationship is created by your use of Trabeate.
Nothing Trabeate produces is investment, financial, legal, tax, accounting, appraisal, lending, or real estate advice. Nothing Trabeate produces is a recommendation, offer, or solicitation to buy, sell, finance, or hold any property or any security.
Before you make any real estate purchase, sale, financing, or investment decision, consult appropriately licensed professionals — including a licensed real estate appraiser, a licensed real estate broker, an attorney, a lender, and a tax adviser. Trabeate is not a substitute for any of them.
2. Projections are not results
Everything Trabeate produces about the future is a projection. Projections are not results, predictions, forecasts, or guarantees.
This includes cash flow projections, net operating income, cash-on-cash return, capitalization rates, internal rates of return, equity growth, appreciation, tax outcomes, and any other figure describing how a property might perform.
Every projection depends entirely on assumptions. Some of those assumptions are yours. Some are defaults we supply. All of them are subjective. Reasonable people choose different assumptions, and:
Different assumptions produce materially different results.
Rents change. Vacancies happen. Property taxes are reassessed. Insurance premiums rise, sometimes sharply. Interest rates move. Maintenance costs are unpredictable. Tenants stop paying. Roofs fail. Markets turn. Regulations change. None of these can be reliably predicted, and Trabeate does not attempt to predict them.
No representation is made that any projected return will be achieved, or is likely to be achieved. Actual results will differ from any projection, and may differ materially and adversely.
Real estate investing carries real risk. You may lose money. You may lose some or all of your investment.
You should make sure you understand which assumptions produced any number Trabeate shows you, and what happens to that number when those assumptions change. If you do not understand an assumption, do not rely on the output that depends on it.
3. Nothing Trabeate produces is an appraisal
If Trabeate produces any value, valuation, estimated value, value range, after-repair value, rent estimate, or comparable-property analysis, that output is an automated estimate generated by software.
It is not an appraisal. It is not a comparative market analysis (CMA). It is not a broker price opinion (BPO). It is not prepared, reviewed, or endorsed by a licensed or certified real estate appraiser or by a licensed real estate broker. It does not comply with the Uniform Standards of Professional Appraisal Practice (USPAP). It is not an opinion of value.
It is a calculation — a starting point for your own research, nothing more.
It may not be used in place of an appraisal, and it may not be used for any lending decision, federally related transaction, mortgage underwriting, property tax appeal, insurance, estate, divorce, or litigation purpose.
If you need an opinion of value, hire a licensed appraiser. If you need a market analysis for a listing, ask a licensed real estate broker.
4. Trabeate does not verify anything
We do not verify the information you enter. If you enter the wrong purchase price, the wrong rent, or the wrong loan terms, Trabeate will calculate the wrong answer without any indication that anything is amiss. The output is only as good as the input.
We do not verify information from any other source. Today, you enter all property information yourself — Trabeate does not pull in listing data, MLS data, or public records. If we add third-party data sources in the future, that information will be deemed reliable but not guaranteed, and you should independently verify it. Public records in particular are frequently incomplete, out of date, or wrong: assessor records commonly misstate square footage, bedroom and bathroom counts, lot size, and improvements.
We do not conduct due diligence on any property. Trabeate does not inspect properties, verify condition, check title, review leases, confirm zoning, identify environmental issues, assess structural integrity, or evaluate whether a property is legally habitable or rentable. None of that is within what Trabeate does.
We do not verify your assumptions. Trabeate does not tell you whether the rent, vacancy rate, expense ratio, appreciation rate, or exit assumption you selected is reasonable for a particular property in a particular market.
5. Artificial intelligence
Trabeate does not currently use artificial intelligence. When our analysis features launch, some of them will.
When they do:
AI-generated output can be wrong. It can be incomplete, out of date, internally inconsistent, or confidently incorrect. It is not a professional opinion, and it has not been reviewed by any licensed professional.
Treat AI-assisted output the same way you should treat every other Trabeate output: as a calculation to be verified, not a conclusion to be relied on. A human being — you — should review anything that matters, and confirm it independently before acting.
6. Your decisions are yours
You are solely responsible for your own investment decisions.
You are responsible for verifying every figure before you act on it, for conducting your own due diligence, for understanding the risks of any investment you make, and for obtaining professional advice appropriate to your situation.
You agree that you will not rely on Trabeate as the sole basis for any decision to acquire, finance, dispose of, or improve any property.
Trabeate is one input into your thinking. It should never be the only one.
You assume all risk arising from your use of Trabeate.
7. What Trabeate is not to be used for
Do not use Trabeate, or any output from it, to:
- Support or make any credit, lending, or underwriting decision
- Screen tenants, or make any decision about anyone's eligibility for housing, credit, insurance, or employment. Trabeate is not a consumer reporting agency and its outputs are not consumer reports under the Fair Credit Reporting Act.
- Appeal a property tax assessment, or support any filing with a taxing authority
- Support an insurance claim or application
- Support any court filing, litigation, or legal proceeding
- Substitute for an appraisal in any federally related transaction
- Represent to any third party that a Trabeate output is an appraisal, a certified valuation, a CMA, a BPO, or the work of a licensed professional
8. About our marketing
We try to describe Trabeate accurately.
Any example, sample analysis, screenshot, or illustration we publish is hypothetical and for demonstration only. It does not represent a real property, a real transaction, or any result achieved by any actual user. It is not a promise or indication of what you will experience.
We do not represent, promise, or imply that using Trabeate will make you money, produce any particular return, improve your investment results, or help you find a good deal.
If you ever see a claim from us that seems to promise a financial result, please tell us at legal@trabeate.com. We would rather fix it.
9. Limitations
This Disclaimer works together with §14 (Disclaimer of warranties) and §15 (Limitation of liability) of our Terms of Service, which limit what we are responsible for.
Nothing in this Disclaimer limits any liability that cannot be limited by law, including liability for fraud, willful misconduct, gross negligence, or personal injury or death caused by negligence.
If you are a New Jersey resident, this Disclaimer is subject to §22 of our Terms of Service — nothing here waives, limits, or affects any right or remedy you have under the New Jersey Consumer Fraud Act, the New Jersey Truth-in-Consumer Contract, Warranty and Notice Act, or any other law of the State of New Jersey.
10. Changes to this Disclaimer
This Disclaimer is part of our Terms of Service, and it changes the same way.
Minor changes take effect when posted, and we update the "Last updated" date. Material changes are posted with a future effective date at least 30 days out, and the current version stays in effect until then. If we have your email address, we will email you.
